A Clear Timeline for Buying Your Home in Westchester and the Hudson Valley
Buying a home is one of those decisions that feels both exhilarating and daunting. Here is what the home-buying process typically looks like from accepted offer to recorded deed.
Phase One: From Offer to Contract
Once your offer is accepted, the legal process begins almost immediately. Within a day or two, the seller’s attorney sends a proposed contract of sale to our office.
We review that contract with you promptly via video or phone conference , explain the key terms in plain language, and then outline any changes we recommend. This is the moment where careful legal work pays real dividends. The contract sets the “ground rules” for everything that follows, from timelines to contingencies to what happens if something goes wrong.
After the terms are finalized, you sign the contract and send the down payment, usually by wire, to the seller’s attorney. Once both sides have signed, the contract becomes fully executed and the transaction moves forward in earnest.
Phase Two: Financing and Legal Due Diligence
If you are financing your purchase, this is when you work closely with your lender to secure your loan commitment and satisfy any remaining conditions, such as updated financial documents or proof of homeowner’s insurance. This phase typically takes approximately 30 days, depending on the lender and the complexity of the file.
At the same time, our office orders a title report and begins the legal due diligence on the property. The title search confirms that the seller can legally transfer ownership to you without unresolved liens, judgments, or any other legal obstacles. The title report also includes a municipal search which will reveal any open permits or property violations. This is not glamorous work, but it is essential. A clean title is what secures ownership.
We then coordinate with the seller’s attorney, the title company, and your lender or lender’s counsel to address any issues that arise and to move the transaction toward a clear to close.
Phase Three: Closing and Beyond
Once your lender issues the clear to close, we work with all parties to schedule the closing. This usually happens within a short window after final approval.
Before closing, we will review your Closing Statement with you, explaining the financial aspects of the transaction. And tell you exactly what funds you need to bring, in what form, and what identification is required. At the closing table, the final documents are signed, the funds are transferred, and ownership officially changes hands.
After closing, you will receive a complete set of your signed documents for your records. A few months later, once the county recording process is complete, you will receive your original recorded deed. It is the final confirmation that the home is truly yours.
